The proposal comprises of six units of three-bedroom studio and cluster spaces distributed over three floors, along with associated amenities such as a reception area, common room, swimming pool, refuse store, and plant room and the rear-end of the site.
To blend seamlessly into the existing context, the massing is divided into two parts, allowing for more landscaping and creating smaller elements. The design is set back from the pavement to provide ample pedestrian space outside the main entrance within the Katampe extension district area, and the end massing is
lowered to fit well into the existing elevations. The roof elements are also set back to blend in with the scheme as a continuous and enhancing feature, rather than an overpowering one.
By working the angular elements in this manner, the design is less intrusive at the roof level, and the shadows produced by t he chamfered configuration of the top levels create an additional aesthetic dimension to the design. The roof element’s materiality draws the eye down the avenue and serves as a reminder of the scale of the site.
To create a secure environment and distinguish between public and private space, the avenue will be gated at both ends and closed to vehicles without a pass.
